Care & Trust

Nothing affects cash flow more than late or missing rent payments. Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic, timely process.
  • Collect rents from the 1st - 5th of each month

Tenant Placement
With advertising continually running, we take numerous calls daily to keep units fully rented - we call this synergy.  The synergy of calls and inquiries is what allows Westcliff Properties to quickly and effectively lease out properties.

We require each potential tenant aged 18 and above to complete an application, then follow up to verify their employment, rental history, and credit & criminal history. This helps assure that your property will have the best tenant possible.

Property Management - AFFORDABLE PRICING

$250 onboarding fee for ALL PROPERTIES


MONTHLY MANAGEMENT FEES:

 

  • Condos|Townhomes - $250.00 per month
  • Single Family Residences   Houses - $300.00
  • Multi-Family - 8.9% of the collected rent - no lease up fees
  • Commercial - 8.9% of the gross rents
  • CID|HOA - 8.9% of collected dues

 

** Discounts are offered for five or more properties

LEASING| LEASE UP FEES: 
 

  • Condos|Townhomes per door - $550.00
  • Single Family Residences per door - $750.00
  • Commercial per door - 6% of the negotiated lease terms


 

LEASE RENEWALS:


Residential Properties

  • Lease renewal - $250 per each lease renewal/door



Commercial Properties
 

  • Lease renewal - $350 per each lease renewal/door

 

EXTRAS

 

  • PROJECT MANAGEMENT: Fee is 10% of total project on any project over $20,000.00

 

ADDITIONAL INFORMATION

 

  • City Business License as required by the city your property is located in
  • City Rent Stabilization Ordinance registration fees (if any)
  • $1,500 minimum reserve per condo/townhome, $2,500 minimum reserve per SFR/House
  • Westcliff Properties holds the security deposits
  • Landlord Receives an electronic 1099 in January of each year
  • Landlord receives a 12 month report between January 15th - January 23rd and for the prior year
